Selling an Enterprise Home That Needs Work

Semi-Rural Roots, Then a Building Rush

Enterprise became an unincorporated town on December 17, 1996, after residents petitioned the county in hopes of keeping the area's semi-rural feel. Much of the land was still open at the time. The 215 Beltway and a set of master-planned communities changed that over the following decade and a half.

Southern Highlands

The Olympia Group began developing Southern Highlands in 1997 around a private golf club, with a number of guard-gated enclaves among its neighborhoods. Gated sub-associations sometimes layer one set of HOA rules on top of another.

Mountain's Edge

Focus Property Group started construction on Mountain's Edge in 2004, and the community grew around parks such as Exploration Peak Park on the southwest side. Most houses there are frame-and-stucco tract homes built from the mid 2000s on.

Rural preservation pockets

Between the master plans, Clark County's Rural Neighborhood Preservation overlay protects areas of larger lots and single-story ranch homes, some with horse-keeping allowed. Those properties come with outbuildings, wells or septic in some cases, and their own zoning questions.

Rhodes Ranch and the Beltway corridor

Rhodes Ranch, another master plan, and the tract neighborhoods that followed the 215 Beltway filled in much of the remaining land. Houses there range from compact starter tracts to larger two-story plans, nearly all frame-and-stucco on concrete slabs, and most sit inside at least one HOA.

Where Twenty-Year-Old Houses Break

Original air conditioning units, water heaters and roof underlayment from the building boom are at or past the age when they typically need replacing, and many owners face several at once. Our page on replacing roofs, AC and other major systems explains how a buyer looks at that stack of repairs.

Stucco cracking, failed window seals and slow plumbing leaks are the other common complaints. A leak behind a shower wall can go unnoticed long enough to cause mold, covered on the page on hidden leaks and mold.

Builder-era details that show up later

Fast building periods leave traces: grading that sends water toward a slab, sprinkler lines run close to the foundation and roof flashing that was never quite right. None of these is unique to Enterprise, but they tend to surface in houses of this age, often during a buyer's inspection when the owner least wants a surprise.

County Permits, HOA Covenants

Enterprise is unincorporated, so Clark County Building and Fire Prevention issues permits and the county's Public Response Office handles code complaints. The county lists which projects require a permit in its Clark County residential permit guidance. In most master-planned neighborhoods, the HOA is the more frequent source of violation letters. Selling and Moving On

You can sell without repairs and set your own closing date. That includes houses with an open HOA violation, a failed AC system in July or a leak that has already been opened up by a mitigation company. Common Questions About This

My house is only around twenty years old. Why would it need major work?

Many components installed during the building boom have a limited service life. Air conditioning equipment, water heaters, roof underlayment and some plumbing fittings can all reach the end of it within a few years of each other. Facing several replacements at once is a common reason owners choose to sell as-is.

Do I need HOA approval to sell to a cash buyer?

Generally an HOA does not approve or reject a buyer for a single-family home, but it does provide resale documents and collects any balance owed through escrow. Guard-gated communities may also have sub-association fees. Check your own governing documents for any specific requirements.

Can you buy a property in a rural preservation area with a well or septic system?

We look at those properties. Wells, septic systems, outbuildings and horse facilities add items to review, such as permits for barns or casitas and the condition of the septic system. Share what you know, including any past repairs, and we will tell you plainly whether the property fits.
