Using this site means you accept these terms. Please read them before you ask us about a house.

These Terms of Use apply starting October 3, 2026.
What We Do
We Buy Houses As-Is buys houses directly, in whatever shape they are in. An offer from us is an offer to buy the house ourselves.
We are not agents or brokers and we do not represent sellers. We do not lend money or set up financing. We are also not a contractor, and we do not sell repair work to the public. This website gives no legal, tax, financial or insurance advice, so talk to your own professionals before you decide anything about your house.
Offers and Consultations
A walk-through commits no one. Neither does a rough number or a price range said out loud; both are early and non-binding on you and on us.
Our offers rest on the house's condition, its title and other facts. If those facts turn out different from what we were told, the offer can change.
Purchase Agreements
Nothing is final until we both sign a written purchase contract. That contract sets the price, closing date, contingencies and each side's duties. This site does not. Where the two conflict, the contract wins. Have an attorney look at it before you sign.
Payment and Closing
You get paid at closing through a licensed title and escrow company, following the signed contract and the final settlement statement. We will never charge you anything up front for an offer. Title issues, liens and other things outside our control can push a closing date.
No Warranty
We offer this site and what is on it only as available. We aim to keep it accurate and current, but we promise nothing, expressly or by implication, about it being complete, correct or fit for a given use. General notes about laws or procedures might not fit your case.
Limitation of Liability
We are not responsible, as far as the law lets us say so, for indirect, incidental, special or consequential damages that come from using this site or trusting what it says. In a real purchase, our duties are only the ones written in a contract both sides have signed.
Acceptable Use
Do not give false information, pose as someone else, harass anyone through the site, try to break or overload it, send spam or bot submissions, or copy its pages in bulk. People who misuse the site may be blocked.
Intellectual Property
The words, layout, graphics and other material here are ours or used with permission. You can look at and print pages for personal use. Reproducing, publishing or distributing them for business purposes takes our written consent.
Governing Law
Nevada state law applies to these terms, and conflict-of-law principles will not swap in another state's law. Disputes about this website must be heard in Clark County, Nevada, in either a state or a federal court.
Changes to These Terms
We can change these terms whenever we need to by posting a new version here with a new effective date. Keep using the site after a change and you accept the new terms.
